Know your enemy: the pine wave

The yellow film is overwhelmingly pine pollen — loblollies and longleafs releasing it in visible drifts, typically from mid-March into late April around Summerville, with oaks running their own quieter season alongside. It coats everything: siding, screens, porches, cars, the dog. Two useful facts: pine pollen is large, waxy, and water-shy — it rinses off surfaces fairly easily but floats and redeposits — and it's mostly a cosmetic layer, unlike the algae and mildew underneath it, which are alive, feeding, and the actual reason Lowcountry houses green up. The pollen hides that growth; it doesn't cause it.

The calendar, honestly

• During the wave (roughly mid-March–late April): rinse, don't wash. A full professional wash mid-pollen is money half-wasted — the house re-coats within days, something we say plainly on our house washing page. DIY-friendly: a garden-hose rinse of porches, sills, and screens knocks the film down between drops. Save the real wash. (Exception: an HOA letter with a deadline doesn't care what month it is — we'll work inside your cure window and say so if a touch-up makes sense after the wave.)
• The two weeks after it ends (late April–mid-May): the single best value of the year. One soft wash clears the pollen crust AND the algae/mildew that fed under it all spring, and the clean lasts into fall. This is when the house + driveway bundle earns its keep — pollen stains on concrete darken if they sit through summer rains.
• Summer–fall: spot duty. North-facing walls and shaded runs green up first; a fall wash resets them before the damp, mild winter that Lowcountry algae loves.
• Winter: roof season. With pollen off the calendar, it's the clean window for roof soft washing — the streaks are algae, not pollen, and killing them holds 2–4 years regardless of what spring dumps on top.

Pollen myths we get asked about weekly

"Pollen stains siding permanently." Rarely — it's the mildew underneath that stains. If yellow won't rinse off, what you're seeing usually isn't pollen anymore. "Pressure-wash it off the screens." Please don't — screens die that way; they get gentle treatment in a house wash. "Washing during pollen season damages anything?" No damage, just poor value — we'd rather tell you that in March and earn the call in May. And the one true myth-buster: gutters. Pollen plus spring shed (oak tassels especially) packs gutters right before summer thunderstorm season — whoever cleans yours, get it done in May.
