What a photo estimate is worth, what the HOA letter does and doesn't settle, and which surfaces never get blasted. All of it in one screen.
The photo estimate
An estimate from your address and photos is a real number, and it's the number the job runs on once the washing company has walked the property and seen what the photos showed. It moves only when the property differs from the photos — a second story the angle hid, growth thicker than the picture suggested, a driveway that runs twice as far as it looked — and any change is stated before a hose is unrolled, so you can decide with the new figure in hand. The ranges on each service page are the ranges the estimate is drawn from.
The HOA letter
Send it with the request so the quote covers what the letter names and the job can be planned around the cure window. The association's sign-off is the association's to give; the washing company's part is the work and an invoice you can put in the file. The HOA page covers how the exchange usually goes.
Method and surfaces
Siding, shingles, painted wood and older mortar get soft washed. Concrete gets pressure. A high-pressure jet should not go on a roof or a wall of vinyl, even if it's requested, because the damage is permanent and the cleaning isn't. Plants get pre-rinsed, covered where they need it, and rinsed after. The soft-wash-versus-pressure page is the reference if you want to check the reasoning.
How long a wash lasts
In this climate a house typically stays clean one to two years, a roof two to four, a driveway one to two. North-facing and heavily shaded surfaces green up first. That's the Lowcountry, not a defect in the work, and it's why the walk-through happens on the day of the wash rather than a year later.
Service area
Summerville, Goose Creek, Ladson, Moncks Corner, Cane Bay, Nexton and North Charleston. Farther out along the corridor, ask — the answer comes with the estimate.
Who is doing the washing
This website takes the request; the independent washing company that arrives does the work and is answerable for it. Asking that company for its proof of insurance before the first surface is treated is reasonable, and it should expect the question.
This website
The pages here explain how exterior cleaning goes in this part of South Carolina — surfaces, methods, seasons, prices. They're guidance, not a quote. The estimate for your property is the commitment.
